Starting a collection is plenty of fun, and if you’re not careful, collecting of any kind can require a lot of space to store your objects. Some people who have an interest in collecting set aside a room in their house for their displays. Many others don’t have that available space. Dollhouse collections are no different, and there are options to enjoy your passion with small dollhouse displays. A small dollhouse lets you enjoy your hobby without letting your collection take over your home.

The first option is to create a room box instead of an entire dollhouse. Don’t be discouraged by the fact that you only have space for one room. In fact, you should be delighted with the notion that you can focus all of your creative energy into decorating this one room. You will be amazed at just how intricate the details are that you create when you just have one room to focus on. From the pattern in the floor to the most delicate design of a lampshade, you can take your time to make sure everything is perfect, instead of worrying about the overall big picture appearance of a house with an exterior that needs to be tended to as well.

Another option for those who are pressed for space is to use small dollhouses. Though a 1:12 scale is the common size for a miniature house, you can create a display using smaller sets that are scaled to 1:24 and even 1:144. These smaller scale dollhouse kits take up much less space and are ideal for those who only have a small corner in which to display their miniatures.

In real life, when builders and contractors must create something in a small space, they built up rather than out. Try the same principle with your dollhouse display. Create multiple levels or add a floor to your dollhouse. Rather than aim for a single dwelling home, try a townhouse-style of dollhouse. These sets are taller and narrower, which gives you more space for your miniature collection without taking up much room.

No matter how tight your living space, there are viable options for you to express your passion for miniatures. Don’t get discouraged if you don’t have room to set up a full display, but instead take a great deal of pride in how you are able to creatively use what little bit of space that you do have. You may find that your best work is done when you incorporate your small dollhouse display into the framework of a room where you never thought you’d have room to set one up.

The way you know you really believe that the Universe is a friendly place and all of life is in Divine Order it is that you NEVER complain. (Do I really want to say this?) When we complain, we’re saying, something’s wrong here, this shouldn’t be happening. It shouldn’t be happening to me; it shouldn’t be happening this way. Life is unfair. The universe really is unfriendly and there is no order out here. Whatever it is you are complaining about. Do you have something you are complaining about right now? I’m noticing that I complain about contractors, about what is happening around my house. I decided to let that go and see the order in the universe. But, what if it never gets changed?

You know the energy we put into complaining. I should say, “I” put into complaining. It’s exhausting and it really is about not believing there’s a perfect order in the universe. It believes that somebody else did something to me. This is happening, and it’s happening because somebody else is not living up to what they should be doing. You see, I know how people should be living. I know how others should be running their lives and when they don’t and it interferes with my life, I think there is something wrong out there. Am I the only one that thinks this way? We know the drill. Life is unfair. We may not say it in those words. But notice the words you do use when you say, “I don’t want this to be happening right now.”

When we decide to focus, instead, on the Divine Quality of order, we say things just don’t feel right. When they don’t feel right, and then I remember there is a perfect order in the universe, I can stop and say at that moment, “This really is perfect. Whatever this is.” I have a friend whose husband used to say all the time, “This is it. And I am happy.” Isn’t that a great line? “This is it. And I am happy.” So, you can’t pay your bills? “This is it. And I am happy.” So, you have a headache, or you get a diagnosis you don’t like, “This is it. And I am happy.” So, you lose your job, a friend walks out on you, your love life ends, “This is it. And I am happy.” Have you had enough?

But imagine living like that. We don’t believe in Divine Order. We think there is randomness in the universe and it’s happening to us. We live more in victim hood whenever we believe that things are happening TO us. The reason this didn’t happen is because YOU did this. Those contractors. Oh, I have my conversations with contractors all over the country. It’s not just Florida. I can get agreement for anything I want to complain about. And you will too.

Notice that like attracts like. People say to me, “See, it’s true. All my friends say so.” Of course, your friends say so, because that’s what you say and life is a mirror. We are constantly bringing agreement into our life. If we don’t believe things are in order, the people in our lives won’t either. Maybe you need some new people in your life that can start believing these principles with you. The Law of Attraction, like gravity, works whether you believe it or not.

There is perfection in everything. Life will constantly hand us things to manage, things to experience, things to grapple with. When we accept the Quality of Order, what it does is present us with an opportunity to experience life as a series of opportunities to go beyond the senses. Go beyond the appearances; go beyond what we are seeing and really recognize the truth behind everything. It’s the opportunity to move beyond the little self that only sees the surface and live in the consciousness of our higher self. What Jung used to call our transpersonal self, that part of us that knows and knows that it knows. That part of us that experiences good, and knows there is good. Even though on some days you feel it is quite small, it really is whom you are. It really is your essence.

This week I read somewhere, “Divine set-ups are purposeful events, choreographed by our soul to create the opportunity for us to wake up.” Divine set-ups? an interesting way to see life. Everything that is happening in life is by Divine set-up. We’ve chosen to have certain experiences. Everything has a reason; everything has a season. There’s a time for every purpose under heaven. There are never any accidents in our life. And I’m talking about little things as well as the big ones. It’s all happening perfectly. Nothing happens randomly. There is a perfect order in the universe.

ROCKLAND, MA…

On Saturday, January 31, it will truly be a dog’s day at the DirectBuy of Boston South located near the Rockland/Hingham line and just off Route 228. At that time, the local Zoomin’ Groomin’ van will be at the 10 Commerce Road location to offer grooming services for the pets of DirectBuy members and the general public. All proceeds from the event will go to the Massachusetts Society for the Prevention of Cruelty to Animals.

“Winter months are kind of a tough time for keeping your pets clean. You don’t want to wash them outside and unless you’ve got a dedicated area in your house for cleaning your pet, it means using one of your tubs or sinks,” said John Massaria, owner of DirectBuy of Boston South. “By hosting this event, we’re providing a service for our pet-owning members and pet owners from the general public and we are raising money for a very worthy cause, the MSPCA.”

The pet grooming event will run from 10 a.m. to 3 p.m. as the Zoomin’ Groomin vans will be in the parking lot of DirectBuy of Boston South. While there is no charge to have your pets groomed, the recommended donation is $50-$100. One hundred percent of that money will be donated to MSPCA.

“We’re pet groomers by trade, but the reality is we’re pet lovers, too. An event like this not only provides a nice service for fellow pet lovers and gives us a chance to showcase our service, but it also raises awareness to the good work the MSPCA does and you can’t put a price tag on that,” said Jeff Loomis, owner of Zoomin Groomin franchise.

To arrange for the grooming of your pet and to participate in this event, please call Zoomin Groomin Mobile Pet Spa, (781) 792-1888.

DirectBuy franchises offer members the opportunity to enjoy enormous savings on home furnishings, home improvement items, entertainment and outdoor products and accessories by purchasing wholesale, directly from the manufacturer. In addition, DirectBuy boasts a team of designers to help members with their purchases and gives them access to a roster of hand-selected contractors to expedite those projects.

Consumers interested in becoming members may obtain a Visitor’s Pass to attend an Open House by contacting the showrooms listed above or visiting www.directbuy.com.

Learn the seven most important tips for managing your time whether in the field or in the office. Construction contractors and subcontractors including painters, roofers, builders, carpenters, remodeling, doors & windows, siding, commercial, residential or industrial contractors will save countless hours of frustration, confusion and mindless wondering from task to task.

1. Set Goals and Keep Them Simple

You need to set a few simple and achievable goals regarding the management of your time and resources. An example could be “As of January 1st, I will no longer check my email until I get at least one pro-active thing done to grow my business.”

Goals must be written down to be worth the paper they’re written on. A specific time limit or completion date is also essential. Without it, we will just make excuses for not getting things done on time.

2. Reduce or Eliminate Interruptions

The biggest time waster of all is the dreadful Interruption! You must pledge to eliminate or at least substantially reduce them at all costs. There are many ways to accomplish this. Typically, contractors invite a vast majority of these distractions.

We have a tendency to want to know every little thing that is thought, said or done within the business. Simply delegating responsibility to your employees and being unavailable to deal with whatever “emergency” crops up this hour goes a long way to adding countless productive hours to your schedule.

You will be surprised at what actually can get done without your micro-management.

3. Get Up Early and Get Going Immediately

Most contractors I know don’t have a problem with getting up early. They rise before the sun with nothing but their internal alarm clock. The problem lies after they roll out of bed, jump in the shower, grab a cup of coffee get out of the house.

Many like to take their jolly ol’ time getting the ball rolling. Arriving at the jobsite with three guys waiting for him as he wastes even more time talking on his cell phone to some vendor that can wait until later. Get after it immediately…whatever it may be at the time.

4. A Clean Desk Is a Sign of a Sick Mind

We’ve all heard that, or some version of it. It is absolutely FALSE. There are only two bigger wastes of time than not being able to find something that should be easily located: Interruptions and Procrastination. I will cover those two more in depth in separate articles.

A desk must be clean and your immediate space well organized. No clutter other than what you’re working on at the moment. As soon as you’re done, get your space cleared and ready for the next task. Which brings us to number 5.

5. Multi-Tasking: Good or Bad?

Every single resume I’ve ever received says the same thing somewhere: Good at multi-tasking. It is my contention that multi-tasking (a great new, overly-used buzzword meaning “I can’t get anything done because I’m always starting something else.”) is not a good thing.

Now I’m not saying you can’t be on the phone and writing a note, or walking and chewing gum at the same time. What I am saying is you cannot possibly complete two tasks simultaneously. A vast majority of contractors have six or seven things going on at any given time.

The key is to quickly prioritize and complete each task accordingly before moving on to the next item at hand. If you hunker down and concentrate, many seemingly overwhelming tasks become relatively minor and can be completed in a matter of minutes. Check them off the list and move on. You’re energy will be renewed with a sense of accomplishment.

6. Work In Blocks Of Time

To avoid having to multi-task in the first place, a contractor should set regular, certain blocks of time to get the same things done at the same time each day. Humans are creatures of habit, and this habit will help you be twice as productive as before.

For example, since you probably wear several hats in your business, you may want to break down times according to each hat. I would suggest no shorter than an hour in length so as to give yourself adequate time for substantial completion of any given item.

7:00 – 8:00 Estimating & Bidding
8:00 – 9:00 Advertising Projects
9:00 – 10:00 Return Calls, Faxes, Emails, Etc.
10:00 – 12:00 Visit Jobsites

You get the idea! During these times, ONLY work on stuff pertaining to the current item at hand. Jot down any new thoughts or ideas and maybe have an hour each day dedicated to coming up with new strategies on how to meet your long-term goals.

7. Implement Systems In All Your Business Functions

Just like interruptions are the biggest time-wasters, fool-proof business systems are, bar none, the most incredible time-savers at your disposal.

From the simple office organization & filing procedures to complex project scheduling nightmares, bookkeeping to installing crown molding, systems are set into place to make things run as smooth as possible…automatically!

Set it and forget it. That’s the sign of a well-oiled contracting business machine.

Have you ever ordered a burger from a fast food restaurant in your home town, then, two months later order the same thing in a town 100 miles away? What do you get? The exact same thing. Every time. Not even a sesame seed’s difference on the bun.

How is this possible? Systems. Get a few going today and see just how much time is really available in a day, week, month or year. You will be amazed!

Many real estate investors make $5,000 to $10,000 or more by
flipping houses. These investors buy a home from a distressed
seller and resell it quickly for a profit. Just because a seller
has serious problems like a pending foreclosure or divorce
doesn’t mean the house is a fixer. Many distressed sellers offer
prime houses in perfect condition discounted for a quick sale.

Distressed sellers jump at the chance to get out from under
their overwhelming problems with an offer to close in ten days.
To purchase a home quickly, you need to be prepared to offer
cash or a have secure loan in place with a reliable mortgage
lender.

Other real estate investors prefer to buy fixers from distressed
sellers. Distressed fixers present the best investment to make
the highest return on your money. For instance, if you put 5%
down on a $200,000 home, spend $5,000 fixing the house up, and
another $3,000 in payments, your cash investment totals $18,000.
If you sell the home for a $70,000 profit like many real estate
fixers, you can see that your return on your investment of
$18,000 for two months exceeds most other types of investments.

This investment plan assumes that you have the knowledge and
skills, time to work on your fixer, and that you sell the house
as soon as its finished to a qualified buyer. Home improvement
centers help you with how-to classes, brochures, and advice. You
need to give up your free time–TV, parties, leisure activities
and work on your fixer. You could hire workers, but contractors
and laborers work slowly and eat up your profits.

The last part of the equation, selling your house quickly to a
qualified buyer means you need to do your homework. Many
investors seek free help from a loan officer to price the house
right and to qualify their buyers. These investors earn the
sales commission by selling their houses by owner.

The most important issue, how you fix up your house, ensures
that you quickly attract a buyer willing to pay top dollar for
your transformed property. Investors using Design Psychology
strategies for fixing houses sell their homes, for more than the
asking price, three hours after putting the yard sign out.

Whether you want to make money investing in real estate by
flipping or fixing houses, you need to understand your market.
To get started in your real estate business, go house shopping.
You’ll soon learn how to pick up a flip or a fixer and be on
your way to making a high return on your investment capital.

It’s easy to remodel any fixer-upper. If you don’t have good taste on interior design, you can simply hire an expert to take care of renovations for you. What makes it particularly hard is when you have a budget to stick to and an investment that’s on the line.

Step One: Planning for Changes

This is the first step in remodeling your fixer-upper. No project would be smooth sailing without proper and organized planning. If there’s no need to hurry, you should take your time studying and analyzing each aspect of the house before doing any physical changes or modifications.

Consider Weather Conditions

Is the location an area that’s particularly favored by firestorms, typhoons, hurricanes or floods? If so, you should ensure that your house is weatherproofed against these natural calamities. If not, make a list of the things that should be repaired or changed and estimate the costs for each item on the list. These problems must be fully addressed because of your personal safety as well as that of your family are involved.

Windows and Doors

Don’t underestimate the overall effect that small but numerous changes can bring. The simple change in windows and doors can easily enhance the beauty of any home. Get rid of damaged or antique window treatments and make use of new ones. Consider using aluminum blinds because they are durable and come in varying colors. There are also other types of window treatments available to fit your budget so make sure you choose one that fits the overall design of your home. Secondly, consider the present state of the doors. Creaking doors are creepy and not fun so consider replacing old ones with new but stylish substitutes.

The Small Overlooked Items

Check if each and every faucet in the house is working. If there’s only one that’s not working, you should try a faucet that matches the others still in use to maintain uniformity. If there are many that aren’t functioning, considering changing everything.

Test out all the electrical sources in the house. Switch on and off every light and find a replacement for everything that doesn’t work. Check the outlets as well and have broken ones replaced.

Are any parts of the roof leaking? Subject the ceilings to a thorough appraisal. You can ask an expert to help you out. There is nothing more undesirable than a leaking house. It makes the poorest of impressions a reaction that you should avoid at all costs.

Step Two: Implementing the Changes

Set a Deadline and Budget Limits

The longer it takes for your fixer-upper to be remodeled, the more money you may lose. Use a project management tool to help you achieve your goals on time but without going over your budget.

DIY, Contractual Work or a Compromise?

Work immediately on the aspects of the house that can be easily repaired with Do-It-Yourself projects like painting the walls, reorganizing furniture if there are any and other simple repairs. If there is anything that’s beyond your capabilities, hire a contractor right away. Forcing yourself to accomplish things that you aren’t equipped to do may cause the damage to worsen.

Tips on Hiring a Contractor

Hiring fees for contractors vary so be sure that you choose one that fits right with your budget. Set up an initial meeting with the contractor and see if there’s a meeting of the minds. Avoid hiring a contractor who believes his opinion always count more than yours. Be sure that your contract includes terms and conditions that address cases of delays on project completion that are through no fault of your own.

Don’t Let Stress Get to You

Repairing an fixer-upper can sometimes be extremely stressful. If all you can accomplish for the day is just giving yourself more headaches, call it quits and take a breather. Rest for one full day and you’ll find your energy level back to normal upon returning to work.

Step Three: Analyzing the Results

You’ve done everything you can to make the fixer-upper as comfortable and as presentable as it can be. Step back and take a critical look at what you’ve accomplished. If you still have money and time left, consider refurbishing the house as well or spending money on more extensive advertising. If you think you have it made, give yourself a pat on the back for a job well done. Congratulations!

Flip This House will be returning back to the television airways this year. The show for those who have not seen it yet, is about Real Estate buying and selling homes in a cycle which is known as flipping houses. The show has received allot of attention over the last 3 years and people like watching it. Its a show that not only gives you a birdseye view of an actual home being fixed and repaired and resold but it also lets the home viewer see and hear what its like to interact with job contractors and fixers. Its a show which demonstrates how and when things should be done in a Real Estate deal.

Armando Montelongo started in Real Estate about 10 years ago and has become famous for his ability to flip many houses for profit and then he decided to share his system with the public and so the Flip This House show has made Armando and flipping houses popular. Its the 4th season of the show which appears on the Arts & Entertainment channel. Armando moved from California to Texas and wanted to build wealth for his family. At first he wanted to simply make an income but he was so good at buying and selling houses that many asked him for advice. This is probably why his show Flip This House is watched by so many loyal home TV viewers.

Flip This House is hosted by Armando Montelongo and the show is about Wealth Building and Armando’s Flip and Grow Rich Real Estate Package. Montelongo buys, fixes and resells houses. He has had good success doing that for about ten years now and the show is a way to show the average person how to buy and sell houses. The show has likable personalities including his wife Veronica Montelongo who is a good contrast for the husband Armando Montelongo.

The show Flip This House also offers ideas that the new Real Estate agent may be unaware of. For example, many new house flippers dont know about Real Estate Coaching. The new Real Estate Wealth Builder will earn what a Real Estate Coach does and can do for them. Having a Real Estate Coach is like having a ray of sun shine down on your house deal. There are many other things that can be learned from the show as well as a lot of tips and advice. The 4th season of Flip This House will be another year of exciting television.

When it comes to outdoor home improvements, many customers are quick to assume that the warmer the weather, the better the circumstances for having the work done. While this may be the case for certain outdoor jobs, it does not necessarily hold true when it comes to siding installation. In fact, the spring and summer seasons might actually be the worst time to hire a contractor for siding installation.

Here’s why: Spring and summer are usually the most popular seasons for having siding installed, with summer being the busier of the two. As spring brings more pleasant temperatures into the air, homeowners spend more time outdoors. This then gets homeowners thinking about the various things they ought to do to make the exterior of the house more appealing. By the time they get around to calling a contractor, getting references, obtaining an estimate, and scheduling an appointment, bam: Summertime is upon us. The result is that most siding contractors find themselves overwhelmed and overbooked during the summer. For the customer, this translates into inconvenient scheduling options, less flexible pricing, and inevitable project delays.

So when should you schedule your siding installation? According to Ruben Jeruco of Jeruco Exteriors, the best time of the year to have siding installed is in the middle of the winter. Most people don’t tend to associate cold weather with outdoor home improvements. So the lack of demand during the winter months can usually work to the homeowner’s advantage. Many contractors find themselves willing (or forced) to offer discounted pricing on siding installation during a significant lull in their workflow. On top of this, customers are less likely to experience delays during the winter because siding contractors tend to be far less busy during this time.

Another thing to keep in mind is that the biggest weather-related impediment to siding installation is rain, not cold weather. Some areas (including New Jersey, where Jeruco Exteriors is based) actually experience the greatest amount of rain during the summer season, which means that weather-related delays are more likely to occur during the summer, not the winter. Add in the fact that siding contractors are usually swamped during the summer to begin with, and you’ve got the makings for a long, drawn-out siding installation process.

By scheduling your siding installation during the winter, you’ll not only save money, but, just as importantly, avoid the aggravation of backlogs and frustrating delays. Of course, when you’re sitting in your living room wrapped in a blanket on a cold December day, brand new siding is probably the last thing you’d be inclined to think about. But with a bit of proper planning and motivation, you could end up making one of the smartest home improvement decisions of the season.

It is becoming increasingly difficult to meet our day-to-day expenses and the uncertainties in todays life like a sudden death, job loss or any sickness and injury makes it worse. All such situations are unexpected, but one needs to face them. Such situations arise within a short time span and so one can buy these properties as it involves less risk. The reason is that though faced by uncertain situations like sickness and sudden death, owners need to take proper care of their houses like repairs and household upkeep, whenever required.

In few cases, people dont maintain their property right from the start. So in order to know what is the amount of damage involved in a property and what will be the total expenditure to renovate the property, you need to know for how long they owned the house.

The best solution is to contact the authorized construction professional who can guide you perfectly to understand what went wrong with the structure of the home. This information helps you to guess the approximate cost of the house, allowing you to deduct the cost related with the repair of the house. Thus, you can be satisfied with your deal as it arises out of professional guidance.

To know the present market value of the house, you can search for few trustworthy assessors who provide the service. Make sure that you approach a proper assessor who has a complete idea about your expectations and aims.

This is because the value of a particular house in the market differs from person to person. So in order to achieve the best value in the market, it is important to have an open discussion with your assessor.

In order to suit your needs, you are supposed to search for the best buyer. In order to get rid of all the trouble one faces like removing the tenants, paying the due taxes etc, it is always good to buy a foreclosed house with the help of a bank. If you are looking for the best price in the market, a good option is to choose a pre-foreclosure home. At times this cant be easy, as you may face a situation where no one is responding your call or may not answer your mail, as their schedule may be uncertain or they may not be at home. So, if you are buying foreclosed properties for some time and have gained some experience in this field, then you can go in for this option.

If you are planning to buy a foreclosed house, you need to take a proper decision before getting into it. While this proves to be a profitable deal for those contractors who take an initiative to repair the house on their own and sell the same within a short time span.

However, when we think of foreclosed property, buying a government foreclosed property also proves to be a good deal. Such Government foreclosed properties are available when the previous owner is unable to pay anymore for the property. Such properties are easy to locate from the classified ads printed in newspapers.

In several regions of the US, Canada, and UK there are many thousands of homes with concrete slab foundations built on
expansive clay soils. This means that the ground on which the house sits swells during the rainy months and shrinks during hot dry weather. These conditions can lead to foundation movement and damage.

Other regions have homes built over deep layers of organic materials, mainly peat. Sometimes homes are constructed on
fill dirt that may not have been compacted properly. These soils can also settle or otherwise move a concrete slab
foundation.

The signs of foundation movement include cracks in the sheetrock that are wider at one end than the other, doors and windows that don’t close properly, uneven floors, plus cracks and separation of brick and trim on the outside of the
house.

What should you do when you suspect that your concrete foundation needs repair and you want to put the home on the
market?

As the seller, you must disclose the issue. The buyer’s inspector will see the signs of foundation failure and include that in his report. VA and FHA lenders are not going to lend money for a house with a bad foundation. Conventional loans are just as hard to come by.

Johnny Thompson is a licensed real estate agent in Florida. He says the best thing to do is to hire a licensed structural
engineer to do a foundation inspection and if needed, a written plan for repair. Then get bids from foundation repair
contractors that will execute the repairs according engineering plans. Keep copies of all reports and inspections before and after the repair and include them with your disclosure statement. All of this will make the mortgage process a lot easier for the buyer.

Rich Mochada is a Dallas area real estate investor. He buys and sells houses. His advice is to get the foundation repaired
before the home goes on the market. When he makes an offer on a house that has a bad slab, the offer is well below
market value. He knows he’ll not only need to repair the foundation, but it’s likely he’ll also need to call in the dry wall
folks and painters and maybe even a plumber. Foundation failure can and sometimes does break the plumbing. Leaking
pipes can be a cause of the failure as well. Thus the offer he makes to the seller would need to allow for those expenses,
some padding for when things go wrong and they almost always do, plus some profit.

Read the websites of foundation repair contractors that address the real estate angle and you’ll hear the same song. Of course it is in their interest to sing that song, but in this case the facts are on their side. If you have to beg, borrow, or dare I say it, sell the boat, get the foundation repaired before you put the house up for sale.
